{"id":22839,"date":"2021-11-03T05:57:58","date_gmt":"2021-11-03T05:57:58","guid":{"rendered":"https:\/\/damacofficial.com\/hussainsajwani\/?p=22839"},"modified":"2025-06-23T06:19:47","modified_gmt":"2025-06-23T06:19:47","slug":"dubai-tycoon-sajwani-amazed-at-property-bounce","status":"publish","type":"post","link":"https:\/\/damacofficial.com\/hussainsajwani\/dubai-tycoon-sajwani-amazed-at-property-bounce\/","title":{"rendered":"Dubai tycoon Sajwani \u2018amazed\u2019 at property bounce"},"content":{"rendered":"\n<p class=\"wp-block-paragraph\">The billionaire behind one of the UAE\u2019s biggest property developers is taking the company he founded private, saying Dubai\u2019s nascent real estate rebound is here to stay.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">\u201cAmazing,\u201d Damac Properties founder Hussain Sajwani said on Monday when asked to describe the recovery in Dubai\u2019s bust-to-boom property sector, which is on an upswing after years of price declines and rampant oversupply.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">\u201cI\u2019ve seen Dubai over the last 20 years, and it\u2019s gone through cycles,\u201d said Sajwani, a veteran of the sector known for his brash marketing campaigns and luxury-on-a-budget developments that have shaped the Dubai skyline.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">\u201cI don\u2019t think this is something temporary. This is something long term,\u201d the realtor said.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Residential real estate prices in Dubai have been rebounding strongly from a record low, on the back of pent-up demand, improved investor and consumer sentiment, a rebound in oil and gas prices and a gradual macroeconomic recovery, according to S&amp;P Global Platts.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Dubai saw its \u201cbest third quarter in history\u201d for property sales transaction value, according to the Dubai Land Department. The agency said September saw the highest value of real estate sales in one month since December 2013, as Dubai shunned lockdowns, ramped up vaccinations and enacted&nbsp;<a href=\"https:\/\/www.cnbc.com\/2021\/09\/06\/uae-announces-50-projects-to-boost-economy-businesses-await-details.html\">new policies<\/a>&nbsp;to entice people to stay through the&nbsp;<a href=\"https:\/\/www.cnbc.com\/2021\/10\/06\/covid-19-lives-must-get-back-to-normal-uae-leader-says.html\">depths of the pandemic<\/a>.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">While many countries re-imposed lockdowns and travel bans over the last year, Dubai stood out even among its neighboring emirates by allowing hassle-free travel for most destinations. It\u2019s also eased business and visa regulations, bringing a host of digital nomads into the emirate after its population dropped by nearly more than 8% in 2020 due to the pandemic.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">It is currently hosting the mega-event Expo 2020, which has already seen hundreds of thousands of visits. Dubai has also hosted major events like the IDEX defense fair and Gitex technology conference, several concerts and sports matches, and will host the Dubai Air Show and ADIPEC energy conference in November.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Sajwani said people came to Dubai during lockdowns in their countries and found safety, healthcare, vaccines and security, making the city a more attractive place to invest. \u201cDubai is really booming from that point of view,\u201d Sajwani added.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Renters in Dubai have felt the sharp rise in the market, too. Many young professionals have posted ads looking for rooms in shared homes, leaving their apartments as they say their landlords are increasing rent prices by 30% to 50%.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">                                        Change of tone<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">Sajwani\u2019s comments are a major turnaround from the tycoon\u2019s last assessment on the market. In 2019, he made headlines by calling for an&nbsp;<a href=\"https:\/\/www.cnbc.com\/2019\/12\/12\/hussain-sajwani-warns-greed-will-lead-to-disaster-for-dubai-housing.html\">immediate halt to construction<\/a>, warning Dubai would face \u201cdisaster\u201d if oversupply continues.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Analysts at S&amp;P Global Ratings, who place Damac on a negative ratings outlook, believe Dubai isn\u2019t out of the woods. \u201cThe structural oversupply of residential properties in Dubai will challenge price increases over the long term, making the recovery fragile,\u201d the group said in a research note published in October.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">But Sajwani isn\u2019t concerned. He said Dubai\u2019s major developers, which include his longtime rival Emaar, had become \u201cmore mature and more careful\u201d out of the pandemic. He said prices \u201cprobably will not\u201d escalate at the pace they have been over the past 12 months.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Dubai\u2019s Department of Economic Development expects growth of 3.1% for 2021, driven by the&nbsp;<a href=\"https:\/\/www.cnbc.com\/2021\/10\/12\/dubais-economy-shows-promising-growth-after-slumping-11percent-last-year.html\">reopening and the impact of Expo 2020<\/a>. It forecasts 3.4% economic growth in 2022.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">                                       Delisting plans<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">Sajwani also offered more insight into his plans to delist Damac Properties from the Dubai Financial Market, following several years of lackluster investor returns. Damac Properties reported a net loss of 291 million AED ($79.2 million) in the first half of 2021.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Maple Invest, a company Sajwani controls, is offering 1.40 dirhams ($0.38) per share to take Damac private.
